Fair Housing And Rental Criteria
Equal opportunity for every applicant and resident, and the written criteria we apply to everyone.
Prospect Realty & Management is committed to equal housing opportunity. We comply with the federal Fair Housing Act, the California Fair Employment and Housing Act (FEHA), the Unruh Civil Rights Act and all applicable local fair housing laws.
Our Policy
We do not discriminate against any person because of race, color, religion, sex, gender, gender identity, gender expression, sexual orientation, marital status, national origin, ancestry, familial status, source of income (including Housing Choice Vouchers and other rental assistance), disability, medical condition, genetic information, age, military or veteran status, citizenship, primary language, immigration status, or any other characteristic protected by law.
Rental Criteria
Every adult applicant is evaluated using the same written criteria, applied consistently:
- Verified income of 2.5–3 times the monthly rent (when an applicant uses a housing subsidy, income requirements apply only to the applicant's portion of the rent, as California law requires).
- Credit history, reviewed in context; applicants with government rent subsidies may offer alternative evidence of ability to pay.
- Rental history and landlord references.
- Eviction and public-record search, used only as permitted by law.
- Identity verification.
Application screening fees do not exceed the amount allowed under California Civil Code §1950.6, and we provide a receipt and, on request, a copy of any consumer report. Complete applications are reviewed in the order received. If we deny an application based on a consumer report, we provide the notice required by law.
Reasonable Accommodations And Modifications
People with disabilities may request a reasonable accommodation in our rules, policies, practices or services, or a reasonable modification of a property, at any point in the application process or tenancy. Assistance animals, including service and emotional support animals, are not pets and are not subject to pet fees or pet restrictions when the request meets legal requirements. Contact us at (530) 218-5422 or info@prospectpm.com to make a request; it does not need to be in writing.
Housing For Older Persons
Some communities we serve, such as Sun City Roseville and Sun City Lincoln Hills, operate as housing for older persons under federal and state law. We follow each community's lawful age-eligibility rules.
