Owner Questions
How much does property management cost?
Our monthly fee is 6% on Essential or 8% on Complete, and our leasing fee is 50% of one month's rent. There are no setup, vacancy or repair-markup fees. See our pricing page for full details.
How fast will my home rent?
Well-priced homes in our area typically lease in [X–Y] days. Our 30-day leasing guarantee backs that up.
How do you screen tenants?
We check credit, verified income, rental history, eviction records and identity, against written criteria applied equally to everyone.
Who handles maintenance and emergencies?
We do, 24/7. You approve non-emergency repairs over $300 before work begins.
When do I get paid?
Rent is deposited to your account by the [Xth] of each month, with a statement in your owner portal.
Can you take over a home with a tenant already in it?
Yes. We transfer the lease, deposit and records and introduce ourselves to your tenant.
Do I have to sign a long-term contract?
No. You can cancel with 30 days' written notice.
Does rent control apply to my rental?
California's AB 1482 caps annual rent increases and requires just cause for eviction on many rentals. Some single-family homes are exempt if the owner gives the required notice. We review your property's status and keep your lease compliant.
Do you manage HOA, condo or 55+ properties?
Yes. We follow each community's leasing rules, including Sun City Roseville and Sun City Lincoln Hills.
Do you manage commercial property?
Yes. We manage small and mid-size office, retail, flex and mixed-use properties. Learn about commercial management.
Resident Questions
Do you accept pets?
Pet policies vary by property and are listed on each rental. Service and assistance animals are not pets and are always accommodated as the law requires.
How do I submit a maintenance request?
Log in to the resident portal and submit a request with photos, any time. For emergencies such as a leak, no heat or no AC in summer, call (530) 218-5422.
When is rent due and what is the late fee?
Rent is due on the 1st of each month. Late fees are applied only as your lease allows. Pay online by ACH, card or cash at retail locations.
How do I get my security deposit back?
Give written notice, then follow our move-out checklist. You may request a pre-move-out inspection. After you move out, California law requires an itemized statement of any deductions within 21 days.
Can I break my lease early?
Talk to us first. Your lease explains your options, and California law gives special protections in some situations, such as for survivors of domestic violence and military service members.
How do I request a reasonable accommodation?
Contact us by phone, email or in writing at any time. Learn more about accommodations.
