Most local property managers price in one of two ways: a percentage of the rent they collect, usually 5–10%, or a flat monthly fee, usually $120–$175. On a home renting for $2,800, 8% works out to $224 a month, so a flat fee can look cheaper at first glance.
The headline number is only part of the cost. A percentage fee rises and falls with the rent, which means your manager earns more when they keep the home rented at market rate, and nothing when it sits empty. A flat fee is predictable, but it gives the manager the same income whether the rent is collected on time or not.
Then come the add-ons. Before you sign with anyone, ask what they charge for:
A manager advertising 5% can easily cost more over a year than one charging 8% once renewals, inspections and a 10% repair markup are added. The fairest comparison is the total you would pay over a typical 12-month lease, including one tenant placement and a few repairs.
That's why we publish every fee on one page, charge nothing while your home is vacant and never mark up repairs. Ask for a free rental analysis and we'll show you the 12-month total for your home.
