Newly built single-family home with a landscaped front yard

Paradise Property Management

Paradise sits on the ridge east of Chico and has been rebuilding since the 2018 Camp Fire. Many homes here are newly built, and they need careful, well-documented care.

About Paradise

Paradise was incorporated as a town in 1979. It sits on a ridge 2,000 to 2,800 feet up in the Sierra Nevada foothills, twelve miles east of Chico. The 2018 Camp Fire destroyed about 85 percent of the town's structures, and rebuilding, guided by the town's long-term recovery plan, is expected to take more than a decade.

The town chose to rebuild as a more fire-resistant community, and Chico's larger employers are a short drive down the ridge.

What Local Landlords Should Know

Defensible-space rules in Paradise come from state law (Government Code 51182) and the Town of Paradise's own ordinance. Many homes here use septic systems and propane. We track septic pumping and seasonal clearing, and make sure your lease says who handles what.

State law covers most rentals here: AB 1482 rent caps and just-cause eviction for eligible properties, security deposit limits and California fair housing rules.
